This includes but is not limited to: lump sum assets, unemployment benefits, disability benefits, court ordered payments like child and spousal support, distributions from an annuity, 401k retirement plan, pension, trust fund and housing expenses outlined on a Nonimmigrant Student’s I20 form.

Make sure to consider every source of income to prove you'll be a reliable renter and able to meet the rent-to-income ratio requirements. In Virginia, it is unlawful to discriminate because of any source that lawfully provides funds to or on behalf of a renter or buyer of housing, including any assistance, benefit, or subsidy program, whether such program is administered by a governmental or nongovernmental entity, so don't be shy about sharing information about all sources of income. Government assistance programs that qualify for income calculations include: Housing Choice Voucher (Section 8), Social Security Disability Income (SSDI), Supplemental Security Income (SSI), and U.S. Department of Housing and Urban Development-VA Supportive Housing (HUD-VASH). Emergency rental assistance from nonprofits is also considered income.
